Why get an Inventory by a Independent Inventory Clerk.

An inventory is required at the start of any new tenancy, to document the condition of the property when a new tenant(s) moves into it. It is true that an inventory can be undertaken by a landlord themselves, or their lettings agent, as it is not currently a legal requirement to have an 'Independent Inventory'. However, if a dispute should take place over the deposit at the end of the tenancy, an inventory that is not carried out by an independent inventory company, such as EXE INVENTORIES, could be seen as biased, and you may not receive the compensation you are entitled to.

Check In
Why a 'Check In' can be useful.
A 'Check In' service by EXE INVENTORIES, consists of a representative from EXE INVENTORIES meeting the new tenant(s) at the property, with their set of keys, having already carried out the inventory. At this point EXE INVENTORIES will show the new tenants around their new home, pointing out any damages they have noticed and noted on the inventory. After the new tenants have been shown their new home and are happy with the documented inventory, EXE INVENTORIES will obtain their signature at the bottom of the inventory for you before handing over the keys.

Check Out
When a 'Check Out' could be needed

EXE INVENTORIES provides a 'Check Out' service which is a report on the condition the property has been left in at the end of the tenancy. EXE INVENTORIES can then compare this to the Inventory to identify any changes in the property's condition during the tenancy. It is worth considering having this service carried out by the same Inventory company you used at the start of the tenancy as this can show continuity in the documenting of the property should you need it in the event of a dispute over the deposit.
