An inventory is required at the start of any new tenancy to document the condition of the property at the start of a new tenancy. This can be undertaken by a landlord, lettings agent or an independent inventory company, such as EXE INVENTORIES. However, if at the end of the tenancy there was a dispute between you and your tenants over the deposit, the registered body holding that deposit will want to see an accurate Inventory accompanied with detailed descriptions and photos, so they can make a formal decision and distribute the deposit accordingly. Most of all they will want to see that it is an unbiased Inventory, carried out by an independent company such as EXE INVENTORIES. Inventories carried out and lodged by Landlords or Lettings Agents could be seen as biased, consequently during a dispute that inventory may not be taken seriously and could be cast aside without even being looked at, meaning the tenant may win the dispute by default.
An independent inventory provided by EXE INVENTORIES is therefore paramount and will give you a much better chance at receiving the appropriate compensation should it be needed.
